| | 2004 Tour of Remodeled Homes Porch Addition
|  | What started with a request for a screened hot tub porch turned into much more. The homeowners initially wanted to update a dated screened porch off the back of the house but as they talked to designer Devan Kaufman, they realized they each had very different ideas about what they wanted to use the space for. In the end, they got a space that they now use as their main living space. The multi-leveled room addressed not only grade issues at the back of the house but also gave the large room spatial definition for the multiple purposes it was intended for. Features included a contemporary look to match the existing home, heated tile floors, an exhaust system for indoor hot tub use, many windows to open the room to the outdoors and lighting details. |

|  | This project started with a sleeping porch remodeled in the 70s into a cramped master closet, laundry, dressing room and bathroom. The homeowners wanted a luxurious bath that was period to their early 1900s home. The space now includes 18 x 18 tile floors under matching cherry vanities and linen cabinets stained to match the custom wainscoting and trim that surrounds the room. There are also granite vanity tops with undermount sinks, a tile shower with hidden niches and a glass surround as well as a large soaking tub with a heated air circulation system |

|  | This project started in a large unfinished basement in a relatively new home. The homeowners were looking for a better view to the river located behind the home and for additional entertainment space. Their specific requests included office space for them and children, a home theatre and equipment room, a billiard/game room, a second kitchen, a bedroom and bathroom. They also requested a climate controlled wine cellar and tasting room as well as a sun room with a deck above that would connect two existing decks into one. Many custom built-ins were included to increase storage and display area and a storage shed was integrated into an area under the deck for storage of lawn and sporting equipment. |

|  | This homeowner, an IKEA devotee, had just purchased this early 1900’s four square which had previously seen an addition and kitchen remodel. The kitchen space was a long rectangular area that lent itself to more of a galley style kitchen than anything else. The homeowner designed one side of the kitchen with IKEA cabinets and Kaufman Construction designed the other side of the kitchen with custom pantry cabinetry and a seating area that matched an existing built-in between the kitchen and dining room. Knowing that there would be a bathroom added above the kitchen in the future, we were able to incorporate chase ways for future plumbing, heating/cooling and electrical work into the custom built-ins. This remodel also included replacing all the windows in the house. A bathroom and laundry room is being completed currently - pictures will be included in the future. | Upon completion of my third project with Kaufman Construction over the past 5 years (bedroom dormer addition, full kitchen remodel and new bathroom addition), I continue to be impressed by the entire process from concept, to customer communication, to the level of quality and craftsmanship of their employees and sub-contractors. The compliments I have received on the finished projects encourage me to recommend Kaufman Construction to anyone looking to start a home project.

|  | The exterior of this home wasn’t included in the initial discussions regarding two bathrooms and a master bedroom but it eventually became part of the project. As the design for the interior came together, the homeowners brought up more issues that needed to be addressed including window replacement, siding repair, etc. They wanted to update the exterior to a more contemporary look to match the changes that they had already made, and were continuing to make, in the interior. Goals included a sidewalk that had no steps, additional landscaping, copper details and just an all around dressier porch area. The interior work included moving two bathrooms around, changing a closet from the front of the house to the back and moving the master from the back of the house to the front. |

|  | This whole house remodel has everything! Not one room was left untouched and we also added several bedrooms and enlarged the dining room.
The bathrooms include large custom-tiled showers with heated floors, as well as striking vanities and natural stone tops. The kitchen shows off more custom cabinets, granite tops and top-of-the-line appliances. There is a huge custom mantel in the living room, as well as many other built-ins and custom trim.
A whole house audio-visual system was also added. The project doesn't stop on the interior, though. The exterior project included new siding and masonry, a huge patio and extensive landscaping. You have to see it to believe it!
| When we moved to Des Moines in August 2007, we purchased a house that required extensive renovation. Kaufman Construction was recommended by our realtor and we are so lucky that she did! The team was meticulous in its design and their work is second to none. The finished product is amazing with an incredible focus on detail and customer satisfaction.

|  | WOW! Look what you can do with a Des Moines two-story. The 200 square foot 3-season porch was partially claimed by an updated kitchen with the remainder becoming a covered porch and, the family room received a complete facelift. New windows, fireplace, builtins and trim completed the family room and nothing was left untouched in the kitchen makeover. Stunning architectural details make it a perfect space for entertaining! |  | The major goal was to update the kitchen, but while remodeling the kitchen, the homeowners wanted to freshen up several other areas. The kitchen felt very cramped, with a low light panel across the entire ceiling and a built-in pantry and an unused entry closed that jutted into the kitchen. The lighting panel was removed as well as the pantry and closet. This allowed for a much more open and functional kitchen. Maple cabinets and granite countertops bring the kitchen up to the times.
In the living room, dark beams were removed and an unused bar was converted to mudroom space. New floor coverings run from the kitchen into the living room and lead to the entry, where a striking new door has been installed. |

|  | The major goal and feature of this basement finish and addition is the basketball court; a great place for the kids to blow off steam and get some exercise. But the fun does not stop with the basketball court. We also expanded the deck with brick columns that also act as planters and upgraded it with maintenance free decking and handrail. A wonderfully contemporary bar was also added, which incorporates stainless steel and concrete countertops. The bathroom was updated and expanded, with sleek contemporary styling. Everything ties into a game room with shuffleboard and a home theater to watch the game or a movie. What a wonderful place for the family and friends to unwind! |

|  | What a spectacular deck and covered porch. The homeowners wanted outdoor space to entertain, but one large deck would have been uncomfortable for just the family to enjoy and a roof over the entire deck would have covered many upstairs windows. Kaufman Construction's solution: a multi-level deck and covered porch. The coverd porch provides a wonderful and cozy space for the family to enjoy almost anytime, rain or shine! Or take a couple steps down on to the spacious deck and bask in the sunshine!
When it's time to entertain both spaces can be used for mingling, dining, grilling, or even dancing and the fun won't need to stop at dark. Just check out the lighting!
All of this wonderful space is a luxurious retreat thanks to many exquisite finishes such as a stained beadboard ceiling that is accented with uplighting at night, low maintenance decking in two different shades, natural stone columns and much more. | "Devan told us up front that once we make our selections, we would be given a final price. I was skeptical that our price wouldn't balloon 20-30% based on everything I had heard about taking on a big construction project. |  | These homeowners spent a lot of time outside in the front yard with family, friends and neighbors. The primary goal was a covered front porch for protection from the sun and inclement weather with a secondary goal of a little bigger entry way. A simple, small porch addition transformed the curb appeal of this home dramatically. Now there is a large covered area for Mom, Dad and other adults to relax on while watching the kids play, a covered entry to provide protection as you enter the home, and a bigger entry with additional storage. |

|  | What a difference an updated cabinet design and opening up a wall between the kitchen and dining room can make! This project started in a small, dated kitchen in a beautiful older home in the Waterbury area. Without adding any square footage or making any structural changes, the kitchen and dining room both feel much larger and more inviting. The new layout includes an island in lieu of the old peninsula and better defines work spaces vs. traffic areas. |

|  | This is it… the first project! What a start! This whole house remodel brought Kaufman Construction to life. What was a very contemporary 1970's house with vaulted ceilings, a spiral staircase and a very standard exterior become something so completely different that you can't even imagine it's the same place. Complete renovation of the existing structure, more than one addition and a new roof line turned this into a Prairie Style dream house. Not only was the structure addressed but we also built a large number of custom built-ins and pieces of furniture to finish it off. |

|  | This amazing Tudor home South of Grand included a bathroom that was in need of some updating. The room, which the original floor plans show as a sewing room with 6 windows, had a large closet that was great for storage and linens but wasn’t necessary for the bathroom and the claw footed bathtub was still in great shape and the homeowners wanted to keep it in place. At the completion of the project, all the windows had been exchanged with period looking replacements, the closet had become a walk-in shower, the tub was still in place with new hardware and a number of custom built-ins had been installed to provide all the storage necessary. |

|  | Talk about the right house, in the right neighborhood, for the right price... this was it. This project was centered in a home built in the 80’s that needed some serious updating (check out the before and after pictures of the kitchen) and included the kitchen, main entry and stair balustrade, laundry room, basement, 4 bathrooms and a lot of custom trim details. The kitchen and all 4 bathrooms were completely gutted and refitted with all new cabinets, countertops, fixtures and appliances. The basement involved removing a couple walls and doing basic repair work to enlarge a family room space and bring in more light to the room. The entry, stairs, living room and dining room all got a face lift with a new balustrade, arched openings, columns and other trim details. |

|  | When it was determined that the ductwork under the concrete floor slab of this burm home would need to be removed and replaced, a kitchen remodel quickly turned into a whole house remodel. The project included remodeling 2 bedrooms and 2 bathrooms into a new master suit that incorporated a bedroom, master bath and a walk-in closet/laundry room. Additional areas renovated were a second full bath, a half bath/laundry area and the kitchen/dining room. Cabinets, flooring, fixtures, faucets and more were replaced throughout. The house was also updated with an automation system that controls lights, heating/cooling systems, audio and video to each room and the video security system. Control of the house can be achieved through remote controls, touch screens and over the web. |
