A whole house remodel brought Kaufman Construction to life in 1999. While the company has grown to include other business units, remodeling has remained the most significant component of our business. We have worked very hard over the years to develop a business model that takes the guesswork out of our remodeling projects scope, plan and cost – our ultimate goal always being to provide the project a customer requests for a fixed price.
Remodeling is usually more difficult and requires more planning than new construction what with an existing structure, mechanical systems, design details, etc. already in place. Our process, How We Work, may seem a little more intensive than other builders/remodelers but it is what we need to do to provide a fixed bid and avoid surprises during the actual production process. More work up front throughout the design/sales process has typically led to a faster, easier and less stressful production process.
While our design process is very well defined and is a very iterative, collaborative process, it doesn’t have to take a large amount of time. We try to keep pace with our homeowners to make everything come together in a reasonable amount of time. We will offer as little or as much assistance in design options and details as the homeowners want.
At the signing of the Preliminary Estimate, we provide our homeowners with a binder to use throughout the entire design and production process. With the delivery of this binder, we fill out a preliminary schedule that lays out the entire process from start of design to start of production. After that, the binder becomes a repository for contracts, design ideas, pictures, drawings, schedules and anything else necessary to bring the project together. Finally, after the production process is complete, we add all of the contents for our Closeout Binder which includes lien waivers, contract information, warranty information, etc.
Living in and through a remodeling project can be a very stressful time for both homeowner and builder – for a short time period, we may actually become part of the family. Our production process is as well defined as the design/sales process with the goal being to start the project and work on the job site every day until completion. Each project is assigned a Project Manager who will oversee every part of the project, manage the subs, material delivery, Kaufman employees and the homeowners throughout the entire project. Providing a fixed bid means that we don’t have the ability to charge more if the job runs long – schedules are very important to us.
