New construction projects can be approached in two different ways:
1) it can follow the same three steps as any remodeling project - Preliminary Estimate, Budget Estimate and Final Contract (How We Work) or,
2) it can start with a design contract (How We Work) that leads directly to a Budget Estimate.
A preliminary bid for a new construction project can easily be over or under the homeowners anticipated cost simply because of the vast number of unknown variables associated with building a new home. Examples of this would be poured foundation vs. ICF (Insulated Concrete Forms), batt insulation vs. spray foam, gas forced air heat vs. geothermal, etc. Many of our new home customers are interested in building something for the long haul - “the last house we will live in…”. Because of this mindset, they may want to consider many different options in regards to material, efficiency, comfort and control. It can be very difficult to present an accurate preliminary estimate when either adding options or leaving them out can cause a significant sway in the cost of a new home.
We prefer to focus on the homeowner’s desired scope and budget in lieu of the number generated for a preliminary estimate. We are also more interested in educating customers and providing options than we are in “selling the deal”. Because of the enormous number of options available to new home owners, the scope and budget conversation is extremely important to have right up front.
To help homeowners make informed decisions about various construction options we recommend, and frequently employ, a local company that produces multiple long term cost scenarios based on the various options discussed. Many times we can show that selecting more efficient options, while possibly more expensive upfront, will pay for themselves and more over the life of the option.
Building a new home is a huge undertaking that can be very stressful to both homeowner and builder. Our goal is to produce a home that will grow richer with age and will endure and provide enjoyment for generations.
