KAUFMAN CONSTRUCTION DESIGN SERVICES
While design is often thought of as simply aesthetics, it is truly the single most important part of a construction project. There are actually two main components of design; function AND aesthetics. To accurately complete design, not only do the materials need to be specified but the details of their installation need to be specified as well. If this documentation is not provided from the beginning of the project, miscommunication between contractor and homeowner is almost a certainty. For this very reason we take the design process very seriously and leave no detail to chance. Kaufman Construction has a designer and draftsman on staff to assist customers with design of every phase of a project and we offer stand alone design services in two forms.
1. Design services are included as part of the price in each estimate and/or bid provided a customer and is the first step in every project undertaken. Once a preliminary bid is signed, the design process moves forward and culminates in the final fixed bid in which all details have been defined. Design is a very iterative and collaborative process – the first conversations usually involve basic drawings of a number of ideas or options in an attempt to learn/define what a homeowner is looking for then they grow from there into the completed design/plan. That said, some customers who don’t have a good grasp of exactly what they want might prefer to start with a design contract in lieu of a preliminary bid (defined in number 2 below). We believe that designing the big picture up front is very important even if the homeowner wants to complete the project in phases. If the big picture is defined and designed up-front, we can plan for the future and don’t have to be concerned about the cost and effort of reworking something completed in a previous phase. 2. Design and drafting services can also be provided on a time and material basis. This can be as simple as feasibility consultations and/or basic sketches to as extensive as assisting in final finish selection and documentation.
